Kelambakkam: The New South OMR Frontier
Kelambakkam sits approximately 32 km from Chennai's CBD on OMR, just before the Siruseri SIPCOT IT Park. Five years ago, it was primarily farmland and budget residential plots. Today, it has become one of the most active zones for new residential project launches in the entire OMR corridor, with major developers from Chennai, Mumbai, and Bengaluru acquiring land here.
The fundamental investment thesis is simple: Kelambakkam has OMR address, IT park proximity, and 2026 prices that are 40–50% lower than Sholinganallur. As OMR's mid-section matures and the South OMR road infrastructure improves, the price gap will narrow.
