Medavakkam: South Chennai's Connectivity Node
Medavakkam sits at a strategic location in South Chennai — midway between OMR (via Sholinganallur Link Road) and GST Road (via Pallikaranai). This dual connectivity has historically made it a transit locality, but improving infrastructure has elevated it to a destination in its own right.
The Medavakkam–Sholinganallur Flyover (inaugurated 2024) has reduced peak-hour commute times to Sholinganallur from 35 minutes to 15 minutes, fundamentally changing Medavakkam's appeal for OMR workers.
Price Structure (2026)
- Medavakkam Junction / Mambakkam Main Road: ₹7,800–₹8,500 per sqft
- Medavakkam Town (interior streets): ₹7,000–₹7,800 per sqft
- Keelkattalai and Kovilambakkam border: ₹6,500–₹7,200 per sqft
- Perumbakkam–Medavakkam boundary: ₹6,000–₹6,800 per sqft
- 2BHK (1,000 sqft): ₹62–₹82 lakh
The Sholinganallur Flyover Effect
The 3.8 km Medavakkam–Sholinganallur Flyover has been the most impactful single infrastructure project for the locality. Prior to its opening, OMR-employed workers living in Medavakkam faced severe peak-hour congestion. Post-opening, commute times dropped 55%, and rental demand from OMR workers has increased significantly — supporting the 11% Y-o-Y price appreciation recorded in 2025–26.
Social Infrastructure
- Schools: Sri Chaitanya Techno School (Medavakkam), Velammal Newgen (Sholinganallur 8 km)
- Healthcare: Dr. Kamakshi Memorial Hospital (Pallikaranai 4 km), Vijaya Hospital (Velachery 8 km)
- Retail: Medavakkam local market, Phoenix MarketCity Velachery (9 km)
Rental Market
Post-flyover, Medavakkam has seen rental appreciation of 18–22% in 18 months. A furnished 2BHK now fetches ₹16,000–₹22,000 per month, with gross yields around 3.5–4.0%.
Investment Perspective
Medavakkam represents a post-catalyst buying opportunity — the flyover has already been built, but the price has not yet fully caught up with the improved connectivity. Buyers who purchase in 2026 are entering at a point where the infrastructure improvement is proven but prices have only partially responded.
